Dry patches
Circles or corners that stay brown while the rest of the lawn greens up, even though the system runs on schedule.
Start with the symptom
Dry patches, soggy corners, a water bill that makes no sense. Those are symptoms, and every one of them points at a cause. Water Works has been diagnosing sprinkler systems in Milton for over 30 years. Start below with what you are seeing.
Step one · The symptom gallery
Pick the one that looks familiar. Each of these is a symptom we see every week in Santa Rosa County, and each one has a short list of usual causes.
Circles or corners that stay brown while the rest of the lawn greens up, even though the system runs on schedule.
A ring of stressed grass around a green center, or the reverse, often right where a head should be reaching.
The lawn looks the same as last season, but the bill jumped. Water is going somewhere it should not.
Ground that never dries out, mushrooms after watering days, or a spot near the sidewalk that stays muddy.
Heads that lean, spray the driveway, pop up halfway, or do not pop up at all. Mowers and roots find them first.
Stripes of green and yellow across the yard, strong spray in one zone and a weak trickle in another.
Step two · What it usually means
Good irrigation work starts with reading the yard. Here is what these symptoms usually point to, before anyone picks up a shovel.
Usually coverage, not water. Clogged or shrunken nozzles, heads that have sunk or tilted, or a zone laid out for a yard that has since grown trees and shade.
Usually a leak you cannot see. A cracked lateral line, a weeping valve, or a zone running longer than the controller says it is.
Usually drainage at one point. A valve that does not fully close lets water seep to the lowest head in the zone all day long.
Usually pressure or control. A failing solenoid, a tired pump, or too many heads asked to run on one zone.
Step three · The fixes
Design, installation, maintenance, and repair for residential and commercial systems, from one broken head to a whole new layout.
Zones planned around your yard's sun, shade, and soil, built with Rain Bird parts by a certified Rain Bird Select Contractor.
New system estimates are freeBroken heads, stuck valves, failed solenoids, leaks, and pumps. We find the cause first, so the same symptom does not come back next month.
A full run-through of every zone: heads located and cleaned, coverage adjusted, and the controller set for the season.
New home, new timer, or zones that never ran right. We program the controller with you and show you the shut-off and the settings before we leave.
How a visit works
We start at the controller and watch each zone run, the way your lawn experiences it.
The symptom gets traced to its source, a valve, a head, a line, or a setting, and we show you what we found.
Small repairs get handled on the spot when they can. Bigger work gets a clear quote before anyone commits.
The system runs once more with you watching, and the work is not done until you are satisfied with it.
Word of mouth
Rated 4.6 out of 5 across 21 Google reviews, with more on Angi and HomeAdvisor.
"They helped reposition sprinkler heads, replaced broken ones and showed us where the water shut off was and how to reprogram all of the zones. We would highly recommend them whether installing a new system or just repairs. They are top notch."
"They knew right away what was wrong with my sprinkler system and repaired the solenoid valve. They could of left after the job was done but didn't. The price was reasonable and service excellent!"
"Installed my sprinkler system in a timely manner. All the guys were very professional and courteous. Explained everything they would be doing and ensure I understand the system once it was installed."
Step four · Two short forms
Thirty seconds of answers up front means the office can call back with the right technician and the right parts, instead of a list of questions.
